Atlas awarded Pulaski Exchange development listing…

The developers of Athens most exciting new development have chosen Atlas Real Estate Advisors to represent them for sales of their project.  Pulaski Exchange (www.PulaskiExchange.com) is scheduled to break ground in 2017 and will feature over 20 commercial spaces including a market, offices and a restaurant in addition to 13 exclusive residential condominiums.  Just a few blocks from downtown, Pulaski Exchange is expected to be a one-of-a-kind destination designed on a pedestrian scale with unique architectural features and broad common areas.

Kyle Nelson joins Atlas Real Estate Advisors in commercial role…

Atlas is pleased to announce the addition of Kyle Nelson to the team. Kyle will serve as a commercial real estate specialist focused on Athens GA and the southeast. In addition to brokerage, Kyle is uniquely positioned to assist clients with development and project management. Prior to Atlas, Kyle was with CB Richard Ellis in the position of US Client Director. In this capacity, Kyle was dedicated to a multinational financial institution where he and his team delivered project management services in the construction and development field. He also has previous experience in multifamily development in Northeast Florida and the West Cost, and he formally ran the Atlanta division of a boutique general contracting business that served the Southeastern United State. Kyle holds both his undergraduate and post graduate degrees from the University of Georgia and has recently moved back to the Athens area with his wife and two children.

bulldog100ATHENS, Ga.– Atlas Real Estate Advisors, based in Athens, GA, was recognized as one of the top 100 fastest growing businesses owned or operated by a University of Georgia graduate during the 2014 Bulldog 100 Celebration on January 25 at the Marriott Marquis in downtown Atlanta.

Atlas Real Estate Advisors, owned by Matt Thomas (BBA, 2000) and Chris Blackmon (BBA, 1999), specializes in real estate investment and consulting, offering services for clients with real estate needs beyond the scope of traditional brokerage.

“This acknowledgement has very significant meaning to us.   We’ve worked to position ourselves as leaders in the field of real estate in Athens and across Georgia, and we’ve seen tangible evidence through our enormous workload and the number of projects we’re asked to handle.  Maybe it’s because we are all UGA guys and have a culture of excellence instilled within us, but we buy into a goal of constant improvement and differentiation. This formal recognition of success, being named to the Bulldog100 list, gives us a renewed momentum headed into 2014”, Thomas said.

The Bulldog 100, coordinated by the University of Georgia Alumni Association, recognizes the 100 fastest growing businesses owned or operated by UGA alumni. For the fifth year in a row, Warren Averett CPAs and Advisors partnered with the UGA Alumni Association to review financial records for each nominated business and determine the ranked list.

Nominations for the 2014 Bulldog 100 were accepted between January and May 2013. To be considered for the list, each organization must have been in business for at least five years, experienced revenues in excess of $100,000 for the calendar year 2010, and be owned or operated by a former UGA student who owns at least 50 percent of the company or be the CEO, president or managing partner. The Bulldog 100 recognizes the fastest growing businesses regardless of size by focusing on a three-year compounded annual growth rate.

More than 800 nominations were received for the 2014 Bulldog 100. The class includes companies of all sizes, providing services and products in a variety of industries, including advertising, staffing, real estate, pest control and mixed martial arts. Companies as far west as Texas and Kansas, and as far northeast as New Jersey, made the list this year.

The 2014 Bulldog 100 Celebration recognized the 100 businesses and 139 alumni who lead those companies on January 25 at the Marriott Marquis in downtown Atlanta. The evening began with a reception, followed by dinner and the awards ceremony. Smallbizclub.com founder, 1961 UGA graduate and hall of fame quarterback, Fran Tarkenton, served as the keynote speaker.

The 2014 fastest growing business was Social Empowerment Center, founded and owned by UGA graduates and husband and wife duo, Rachelle and Edward Hutchinson. Located in Lawrenceville, Ga., Social Empowerment Center was established in 2012 and offers support to families in crisis, including mental health and indigent services. This was the company’s first appearance on the Bulldog 100. Rachelle D. Hutchinson, a 2000 graduate of UGA’s School of Social Work, is the first minority and the first female business owner to lead the No. 1 company since the program began in 2010.

“The UGA Alumni Association is pleased to have hosted another successful Bulldog 100 Celebration as the program celebrates its fifth year recognizing top alumni business leaders,” UGA Executive Director of Alumni Relations Deborah Dietzler said. “This is always a well-attended event and the competition to make the Bulldog 100 list each year continues to grow.”

The Difference Between a real estate Broker and an Advisor

We are frequently asked what makes Atlas Real Estate Advisors different than a “normal” real estate brokerage. In one sentence, the answer is that we offer services outside the scope of buyer/seller representation in a real estate sales transaction.  

Good advice is hard to come by for investors with complex real estate questions, but traditional real estate brokers get paid a commission as a percentage of the sales price only if a buy/sale transaction takes place; but, who helps when you need professional assistance with appealing a property tax assessment, selecting a site for your new business, preparing a development/project proforma, negotiating financing terms with a lender, restructuring a portfolio to maximize return, etc?  These are just a few examples where Atlas fills this void by offering professional consulting services on a fee-basis, in addition to traditional brokerage.
